- REPORTS TO: The project manager reports to the project Executive or his designee
ESSENTIAL DUTIES AND RESPONSIBILITIES (include but are not limited to)
- Attend various training sessions throughout the year
- Attend networking oriented events
- Keeps track of all daily activity
- Prepares work schedules for employees on the projects they are running to minimize conflicts and/or delays on a daily basis.
- Contracts with vendors for various trades ensuring that all phases of the work are encompassed and, that a clear definition of work responsibility is defined.
- Approves vendor payment request and reviews submittals for compliance and accuracy.
- Record and report weekly progress to supervisor
- Inspects work performed by Company crews and subcontractors to ensure conformity to specifications as required by both Company standards and building codes. Monitors project closeout, as builts, and expedites punch list items to insure prompt final payment.
- Conducts weekly or as needed project meetings and follow-up with appropriate minutes reflecting responsibility/actions. Gathers information from subcontractors and vendors in a timely fashion on changes in work. Forwards appropriate change order requests to customers/architects for approval. Authorizes change order work only with confirmed written change order from customer/architect.
- Communicate on a regular basis with architects, engineers, owners rep, owner, project managers, building suppliers, and rental equipment suppliers, to determine our place and competitiveness in the industry
- Be responsible for following up on accounts receivable and payables, and working with the AR and AP office
QUALIFICATIONS:
- Must have field knowledge equivalent to a trades person, foreman or superintendent completing a variety of painting, drywall, metal stud framing, ceramic tile flooring, ceiling projects and rough and finish carpentry.
- Must assume some project management duties as defined by the company.
- Proficient with MS Office, Master Builders/Sage 100, Plan Swift, and the Internet.
- Must be able to build and maintain databases and assemblies for efficient estimating.
- Possession of a valid driver’s license.
- Able to write proposals and Job Reports.
- Associate/Bachelor degree preferred, or equivalent experience.
- Ability to read and decipher blueprints and specifications.
- Ability to use the Blue Book and other industry publications to identify suitable projects.
- Must have a minimum 10 Hour OSHA certification.
WORK ENVIRONMENT/CONDITIONS AND PHYSICAL DEMANDS:
- Climb, squat, and bend to accomplish necessary tasks and occasionally may lift up to 35 lbs.
- Daily schedule must be flexible based on client’s requirements or when bidding deadlines must be met.
